Along with her husband Nick Tadd, Vanessa Warwick is a full-time residential landlord and co-founder and Community Manager of PropertyTribes.com, one of the U.K.’s leading landlord forums.
Vanessa and Nick started investing in property in 2004 and founded Property Tribes in 2009 to help educate landlords as to their legal obligations, and also to promote best practice in the Private Rented Sector. They also wanted to learn and grow themselves as landlords and business people and adopted Kevin Kelly’s mantra, “None of us is as smart as all of us”.
Vanessa in particular has immersed herself in the private rented sector and is now regarded as a leading authority on landlord and property issues. She consults for such professional bodies as the National Approved Lettings Scheme and SAFEagent, and has also been called upon by the Home Office to give input. She is regularly asked to give commentary in the broadsheets including the Guardian and the Telegraph.
Property Tribes is a major influencer within the PRS, bringing clarity to issues through robust and healthy discussions and as a result attracts high profile and professional contributors. Vanessa hopes to create the same at this month’s meeting, bringing with her some other respected names within the PRS as panelists.

David Smith says “I aim to protect clients from changes in the law by being among the first to understand and comment on new legislation and cases and really getting under the skin of the law to offer specialist and practical advice.”
David is a specialist in residential landlord and tenant law. He advises landlords and agents in this field with a particular focus on changes in the law. He is well known for his work on tenancy deposit protection, houses in multiple occupation and consumer protection legislation. David acts for clients needing specialist drafting of tenancy agreement, terms of business and other documents, in relation to complex landlord and tenant litigation, and also in defending clients faced with prosecution for alleged breaches of landlord and tenant and related consumer protection legislation at which he has an enviable record of success. David believes in offering sensible advice that fits with his clients business and personal needs. As a specialist in law firm compliance fulfilling this role within the firm he is practiced in steering a reasonable path between legal obligations and practical considerations.
David also provides specialist training and lecturing on his areas of expertise at all levels having spoken and provided training courses for solicitors, surveyors, letting agents, and large and small landlords.
David is also a skilled and experienced mediator offering advice on the law and practice of mediation and mediating property, landlord and tenant, and boundary disputes.
Davinia is an established property expert and has been a Director at Northwood (Milton Keynes) for the past nine years; she is a landlord with her own property portfolio, wife and mother. Davinia’s passion for ‘all things property’ stems from working within the recognised Northwood brand. In 1993 I joined one of the UK’s largest financial advice providers, soon gaining the experience and expertise to be an integral part of a team providing pension advice to Head teachers and teachers alike. As a result I was head hunted in 1996 to join what was then a very different “High Street” Bank to bring a sales focus and expertise to a number of London branches. Enjoying great success, I was again approached by head hunters in 2004 to bring my experience and know-how to what was a little known overseas bank. Tasked to build the Handelsbanken brand and raise awareness throughout the City of London, new connections and arrangements were made that continue to this day. A particular connection was so successful that it became the largest introducer of business to the Bank in the UK.
In 2010 I was asked to assist in the establishment of a new Branch in Colchester. My experience of the Bank and its culture was invaluable in getting everything right from the start and as a result the Branch opened, initially with 4 staff (including myself). Having been an integral part of the banks growth commencing 10 years ago and seeing the Branch network expand at what some see as an exponential rate and been involved in the creation and establishment of one of these Branches I had pretty much been through the Banks life cycle. I therefore thought that it was time for a change.
I have always prided myself on giving my customers the very best advice. Putting the customer first at all times. Making sure that whatever is offered as a solution is fit for purpose and that it matches some, if not all of the client’s requirements. Then I guess I had an epiphany. If I really want to give THE very best service, offer my clients THE best available on the market I simply can’t do that when I can only offer my own Banks products. What I need to be is independent of a single Bank, independent of a limited range of products and solutions. I needed to be just that. INDEPENDENT.
